Not a franchise. Not a call center. Three generations of one family, still answering the phone for the independent owner who wants it done right, or wants to talk it through first.
We'll show you exactly what's current for your state. Nothing generic, nothing outdated. Forms start at $44.
Not big on websites? Just call us, we'll take it from there. Prefer things mailed instead of emailed? We still do that too.
Just opened a facility, or about to? See our New Facility Starter Package.
Always current with state law, no guesswork
A real voice on the phone, not a script
Built for the independent owner, not the franchise
How should we deliver your forms?

Grandfather had the ideas. Dad built the real business. Now it's the two of us, and yes, the kids help out too. Order online in two clicks, or call and talk it through, whichever fits how you like to do business.
Three generations in, and it still comes down to one thing: knowing the people we work with, not just processing their orders.
It started with a grandfather full of ideas, better at dreaming up what a print shop could be than running the books that kept it alive. Then a father took it and made it real, a legitimate, disciplined, growing business.
A grandson bought his first printer at twenty-five. He didn't inherit a finished company, he built an expansion, one acquisition at a time, taking on other print shops whose owners were retiring and trusted him with what they'd spent their working lives building.
Ten years ago, his wife came back, not as a spouse helping out on the side, but as a full partner. They run this together. Their own kids come into the shop and help.
We don't chase the big self-storage franchises. We serve the owner with one facility, or two, the person who's been doing this for thirty years, who might not even use email, who wants someone to actually pick up the phone.
Family-run, not corporate. Fast when you want fast. Personal when you need personal.

Five people, one shop, thousands of facilities trusting us with their paperwork.

Brooke said it herself: "What's our identity? I don't know." This page exists to answer that, clearly, not to add another decision to make later. Hover each option to see what it actually means before choosing. Whichever one you pick updates the whole site instantly.
No mention of Garlits or the printing business anywhere. The simplest story to tell a brand-new customer, but it gives up the "three generations, real family, not a franchise" story, your strongest asset against faceless competitors. Best if you want this to feel like a completely separate company.
Garlits has real recognition specifically within the self-storage trade circuit (listed in the industry's own buyer's guide), not broad public awareness, but real where your actual customers are already looking. Connects to something established without making the whole family story the headline.
This is the one that actually answers "what's our identity": not a franchise, three generations, still a real family business today, visibly connected to the sibling printing business too. Most differentiated against faceless competitors, and it's simply true.
The same pattern as "Powered by Stripe." Signals reliability and backing without leaning into the emotional family story. Reads a bit more corporate and technical than Family, but still connects the dots for anyone curious.
Click any tile to apply it across the whole site right now, header, footer, everywhere. Nothing here is final until you and Brian say so.
Browsing before you order? Everything's grouped by what you're actually trying to do, not an alphabet soup of form names. See everything
For when you'd rather order once than pick items one at a time.
Just opened, or about to? This bundles what nearly every new facility needs on day one: Rental Agreement, Titled Property Addendum, Insurance Addendum, Late Notice, Lien Notice, and Occupant Record Envelopes, all customized to your state in one pass instead of six separate orders.
A yearly subscription that keeps your forms current automatically, we'll reach out the moment your state's law changes, no need to remember to check. Intentionally sequenced after the core site launches, not built into this demo yet.
Placeholder terms, to be drafted properly with Brian, Brooke, and their own legal counsel before this goes live. This section exists to make sure the disclaimer isn't forgotten, not to serve as final legal language.
We collect your name, email, phone, and facility address to prepare your order and get in touch if we have a question. We don't sell your information. Placeholder policy, real language to be finalized before launch, ideally reviewed alongside the Terms of Service.
Here's what actually happens after you order: one of us gives you a quick call to go over your facility's specific details. You'll get a proof to look over, by email, mail, or straight to your management system, whichever you prefer, before anything goes to print. Once you say it's right, your forms ship within 2 to 3 business days.
Printed forms ship via standard mail unless you ask for something faster. Electronic files go out the same day your proof is approved.
Your documents are personalized to your facility the moment we prepare them, so once printed, they generally can't be returned the way an off-the-shelf product could. That's exactly why every order includes a proof for your approval before anything goes to print, catch it there and there's nothing to return.
If something ships with a mistake we made, we'll reprint it at no charge. If your facility's details change after approval, a reprint may carry a fee since composition work was already done, ask us and we'll be straight with you either way.
We know a lot of the facility owners we work with have been doing this for thirty years and aren't necessarily comfortable with websites. If anything here is hard to read or use, don't fight with it, just call us at (800) 523-5753 and we'll take care of you directly.
We're working toward WCAG 2.1 AA standards for text size, contrast, and keyboard navigation. This is an active area of improvement, not a finished claim.
